Park Township Requirements for Drawings to Obtain a Residential Building Plan
Review Per Code Section R106
Michigan State Construction Code Act of 1972
requires a plan review for code compliance on all construction projects.
This review must be completed before a building permit can be issued. The following items are necessary before a plan review can be
started:
Number and type of plans to be submitted

Commercial:
Three (3) complete, architecturally sealed sets

Residential
3500 square feet or greater: Three
(3) complete, architecturally sealed sets
-
Residential
under 3500 square feet: Two (2)
sets
Plans are to be scale and show the
following:

Site
drawing, to scale, showing all important information, including other
buildings, streets, all four setback dimensions, parking, easement.
Show compliance with Section R 106.1, R 106.2.

All
exterior elevations, with siding type. If siding is brick, veneer, or
E.F.I.S., show compliance with Sections R 703.1, R 703.2, R 703.7.5, R
703.7.6, R 703.8, R 703.9.

Floor
plans, showing uses (room by room). If the plans are for an addition,
the existing floor plans must be shown. Show dwelling unit separation,
structural independence, smoke alarm placement, garage separation from
house, attic access. Show compliance with Sections R 309.3, R 321.1, R
321.2, R 321.2.4, R 506.2.3, R 8078.1.

At
least once cross section of wall from footing to peak showing finish
grade. All fire rated walls to be shown with testing agencies assembly
number, moisture vapor retarders, siding type. Show compliance with
Section R 322, and energy code compliance calculations.

Windows:
Show sizes and identify which windows comply with Section R 310.1, R 311.1
as emergency egress. Label all hazardous locations. Show
compliance with Section R 308.

Foundations:
Show soil type, footing size, depth below grade. Show compliance with
Sections R 401.4.1, R 402.2, R 403.1, R 403.1.1, R 403.1.4, R 404.1.2, R
405.1. Foundation Drainage: Show compliance with R 405.1, R
405.2.3, R 506.2.3. Foundation water proofing and damp proofing:
R 406.1, R 406.2

Floors:
Concrete or wood? Show vapor barrier per Section R 405.2.2, R 504.2.2,
R 506.2.3, joist size, spacing, spans, under floor space, ventilation and
access. Show compliance with Section R 408.

Walls:
Stud size, spacing, sheathing, exterior finish, loads and construction of
headers on openings over 36 inches, vapor barrier, drawings for I joists,
draft stopping, fire blocking, fastener schedule. Show compliance with
Sections R 502.12, R 602.8, Tables R 602.3(5), R 602.3.1, R 602.3.

Roof/Ceilings:
Indicate engineered truss roof or rafters and snow load calcs. If
rafters, show sizes, spacing, specie and grade. Indicate sheathing and
covering materials. Show ceiling height. Show compliance with
Sections R 305, R 802, R 905.2.7.1, R 905.2.8.4, R 905.3.3.1+2.

Stairs:
Indicate design, rise, treads, guard rails, spindle spacing, hand rail
profile, stairway illumination and activation, landings, head room, profile,
under stair protection, hand rail cross sections. Show compliance with
Sections R 303.4, R 312, R 314.2, R 314.2.1, R 314.3, R 314.4, R 314.6, R
314.8, R 315.1, R 316.1.

Decks:
Joist size, spacing, spans, height off ground, guard rails, steps, footings,
attachment method to house. Show compliance with Section R 502.2.1, R
504.1, and Table 502.3.1(2).

Show
toilet, bath and shower spaces, light and ventilation compliance per Section
R 303, R 307.2.

Load
design criteria and wind exposures. Show compliance with Section R
301.2.1.4.

Two
family & Town House: Show dwelling unit separation and structural
independence. Show compliance with Sections R 321.1, R 321.2, R
321.2.1, R 321.2.4, R 321.3.1, and Appendix K for sound.

Swimming
Pools must show compliance with Appendix G.

Repairs,
Renovations, Alterations, Reconstruction must show compliance with Appendix
J.
The following are additional requirements
for commercial projects:
- Name,
address and phone number of engineer or architect.
- Type of construction as defined by local building code.
- Use group(s) as defined by BOCA 96, Chapter 3.
- List of owner’s special inspection program and agency
which will perform special inspection.
- Occupant load.
- Health Department approvals for food preparation uses
(Commercial).
Normal turnaround time is ten (10) working days after all
information is available.
